We work from your brief — understanding your priorities, locations, budget and timeline — and search both listed and unlisted opportunities to identify suitable properties. We then coordinate viewings, support the purchase process alongside your legal team and, where required, connect the search to mortgage and protection advice from a qualified Lockhart Murphy adviser.
- There is overlap in what we do, but we are not a traditional buying agent and do not operate as one. We do not charge a percentage acquisition fee, we do not hold a specific inventory of off-market properties and we do not provide negotiation services on a contractual basis. Concierge is a search, coordination and introduction service — best understood as a personally managed property search that connects to the finance side of the transaction from the outset.
- Concierge is designed for buyers who have a clear brief but not the time, local knowledge or contacts to search effectively. This typically includes international buyers purchasing UK property from overseas, time-poor professionals and senior executives, professional athletes with demanding schedules, families relocating to a new area and property investors looking for suitable opportunities without committing weeks of research.
- The Property Brief is a structured questionnaire that takes around eight to ten minutes to complete. It covers your preferred locations, property type, budget, timeline, financing position and any specific requirements. Once submitted, a member of the Concierge team reviews your answers and contacts you within one business day to discuss your brief, clarify any points and agree how to proceed.
- No. Concierge is available regardless of how you intend to finance your purchase. Where you do need mortgage or protection advice, a qualified Lockhart Murphy adviser can work alongside the property search — integrating the finance into the brief from the start — but this is offered, not assumed.
- Where appropriate, we can coordinate introductions to solicitors and conveyancers, surveyors, tax advisers, insurance specialists and other property professionals. These introductions are to appropriately qualified third parties — Lockhart Murphy does not provide legal, tax or surveying advice. The terms of any engagement are agreed directly between you and the relevant professional.
