Can I get a UK mortgage while living in Dubai?

Yes. UK nationals living in Dubai and eligible non-UK nationals can both access the UK mortgage market. The range of available lenders and the approach to income assessment differs from a standard UK-resident application — specialist lender selection and correct income presentation are both important. Lockhart Murphy arranges UK mortgages for clients based across the UAE and wider Middle East.

How does a tax-free salary in the UAE affect a UK mortgage application?

Tax-free income is a normal part of assessing UAE-based applicants. UK lenders who regularly work with international clients understand how UAE employment contracts are structured, including employer-provided benefits and allowances. The key is selecting the right lender for your specific income structure rather than applying to those whose underwriting is designed for UK PAYE employment.

I earn in AED / USD — can that income be used for a UK mortgage?

Yes, subject to lender selection. Most lenders convert foreign-currency income to sterling using an exchange rate haircut, typically 10–25%, to account for currency risk. The size of that haircut — and whether the specific currency is acceptable — varies significantly between lenders. We identify the most appropriate lender for your income currency before making any approach.

Do I need a UK credit history to get a UK mortgage from overseas?

No, though a limited UK credit footprint does affect lender selection. Some specialist lenders assess overseas credit history and can work with applicants who have had no UK credit activity for several years. This is a common situation for British expats who left the UK some years ago and is well understood in the specialist lending market.

Can a UAE or GCC national buy UK property with a mortgage?

Yes. UAE nationals, Saudi nationals, Qatari nationals and other GCC nationals can access the UK mortgage market as foreign national borrowers, subject to lender criteria, residency status and income assessment. Lender selection is critical — standard high-street lenders do not always have appetite for international applications of this type.

Can I buy UK investment property from the Middle East?

Yes. Buy-to-let purchases by overseas-based investors are possible through specialist lenders who assess applications primarily on projected rental income. This can make UK investment property accessible even for applicants without a UK residential mortgage in place. Note: buy-to-let mortgages are not regulated by the FCA.

I want to buy in London — does the price range cause any issues?

High-value London property is something specialist lenders understand well. Large-loan lending requires lenders with genuine appetite for high-value transactions — and correct income structuring and presentation. There is no inherent barrier to large London purchases; the work is in identifying the right lender and presenting the application correctly.
