Mortgage Overpayment

An overpayment is any amount you pay above your contractual monthly mortgage payment.. Most lenders allow overpayments of up to 10% of the outstanding balance per year without triggering an ERC. Overpayments reduce your outstanding balance, shorten your term and reduce the total interest you pay over the life of the mortgage.
