Second Charge Mortgage

A second charge mortgage is a secured loan taken out against a property that already has a mortgage on it.. The second charge lender has a secondary claim on the property behind the first mortgage lender. Second charge mortgages are typically used to raise capital without disturbing an existing first charge mortgage — for example, if the first mortgage has a low rate and a large ERC.
