Interest Coverage Ratio (ICR)

The Interest Coverage Ratio (ICR) is the metric buy-to-let lenders use to assess whether rental income adequately covers the mortgage payment.. Most lenders require rent to be at least 125–145% of the monthly interest payment (calculated at a stressed rate, often 5–5.5%). Higher-rate taxpayers typically face stricter ICR requirements because they receive less tax relief on mortgage interest.
