Rental Yield
Rental yield is the annual rental income from a property expressed as a percentage of its value or purchase price.. Gross yield is calculated before costs; net yield deducts mortgage interest, management fees, maintenance and void periods. Lenders use rental yield to assess buy-to-let affordability — most require the rent to cover at least 125% of the monthly mortgage payment at a stressed rate.
